Terms and conditions

These terms govern your use of Dromi and Defenestro Marketing Solutions, both operated by Defenestro Technologies, a DBA of Erhart Industry Solutions LLC, 4337 E Vallejo Ct, Gilbert, AZ 85298 ("Defenestro", "we", "us"). By purchasing, accessing or using either, you agree to them.

What we provide

Dromi is a mortgage CRM and origination platform covering pipeline management, automations, call analytics and document processing. Defenestro Marketing Solutions is a services business covering direct mail, live transfers, lead sales, personalized advertising and campaign management.

The two are sold separately. Nothing in these terms requires you to purchase one in order to use the other.

Dromi billing and term

Dromi is billed monthly and runs on a six-month initial term from the date your account is activated. Your subscription covers the seat count agreed at the point of sale; additional seats are quoted separately and billed from the month they are added.

After the initial term, you may cancel with 30 days' written notice. Any payment falling due within 30 days of your cancellation date remains owed, and your access continues for 30 days following that date. Custom features and build-outs are quoted per project and are not included in the subscription.

Marketing services

Marketing services are provided only to companies we have reviewed and approved. Direct mail is billed per drop with no commitment schedule. Payment is due two weeks before the agreed drop date, and mail that has already entered the postal stream is non-refundable. Live transfers and lead sales are billed per unit on terms agreed in writing before the first delivery.

You remain responsible for compliance with the laws and regulations governing your own licensing, advertising and borrower contact, including within any state in which we run a campaign on your behalf.

Your data

Borrower and loan data you process inside Dromi remains yours. We act as a service provider and processor in respect of that data, and the controller obligations sit with you. On termination we will provide your data in a usable export format on request.

Artificial intelligence

Dromi's document reading is powered by Anthropic's Claude models, call transcription by Deepgram, messaging by Twilio and transactional email by Resend. Under our arrangements with these providers, your data is not used to train their models. Values produced by automated document reading are presented for human review and require approval before they take effect.

Limits

We provide the services with reasonable skill and care. We do not warrant that any campaign will produce a given number of responses, applications or funded loans, and nothing on our website or in a demonstration constitutes such a warranty. Our aggregate liability in connection with the services is limited to the fees you paid us in the twelve months preceding the claim.

Changes

We may update these terms. Where a change materially affects your rights we will give reasonable notice before it takes effect. Continued use after the effective date constitutes acceptance.
